The Twins, the premier retail and lifestyle destination in Kowloon East, marks its first anniversary as Tower I and II advance in tandem. Tower II “SNDO” will roll out by phase this Fall, introducing dynamic brands and experiences to Kai Tak

Following the grand opening of Tower I in November 2024, The Twins will further introduce new tenants and concepts under “SNDO”, an innovative lifestyle retail platform, by phase from Q4 2025 to 2026. The Twins, is the flagship project of Lifestyle International Holdings Limited, spanning a total gross floor area of approximately 1.1 million sq. ft. and home to over 500 brands, encompassing tenants across retail, dining, lifestyle, and entertainment, along with over 500 parking spaces. As the city’s iconic twin-tower landmark, The Twins is establishing itself as an integrated, one-stop destination that caters to the evolving needs of the next-generation customer.

SNDO: A contemporary culture and leisure platform

Tower II’s “SNDO” (pronounced “San-do”) centres on experiential retail and reimagines leisure for the modern era. Drawing from the concept of a sandwich, the tower embodies a diverse array of contents and “fillings” housed under one roof. SNDO’s logo can be read as both a sandwich as well as a gable roof under which all possibilities can be fulfilled. The unique mall concept embodies an inclusive and ever-evolving spirit that is surly a contrasting but complementary to SOGO.

Rising 22 storeys above ground, SNDO is the product of global collaboration, involving Japan’s leading design firms CURIOSITY INC. and MOMENT INC. SNDO provides a minimalist design approach to allow its collaborators to feature their brands at the forefront. SNDO’s interiors feature a graphic palette of cool-toned stainless steel, gradient-metal, terrazzo, enhanced by fluid lighting and curated art installations that create a foreword-looking design. Emphasising the trinity of “light, space and material,” the design is elevated by integrated greenery and energy-efficient lighting—setting a calming rhythm for living, working, and gathering.

With thoughtfully curated thematic zones, SNDO aims to create one-of-a-kind experiences that beckon its’ visitors to explore and interact as they travel across the floors. The B1 floor embodies an underground food hall concept while the upper retail floors are divided into 3 concept zones anchored by signature atriums that serve as a nexus of activations and events.

The 6/F – 8/F is designed as a “Shotengai” concept that takes inspiration from a Japanese shopping street that features local specialty shops and serves as cultural gathering space. This zone will present an IP area, pet-themed vendors and a Japanese lifestyle bookstore, SNDO READS, which will offer the largest selection of Japanese books in Hong Kong.

The 9/F is home to TT HALL, a multi-functional venue with five distinct spaces totalling 22,000 sq. ft. and ceiling heights at 9.5m, that will target to host cultural performances, mini concerts, fan meets and community gatherings. The 12/F, 14/F and 15/F will offer an array of F&B concepts, where customers can enjoy panoramic views of Station Square and interact with nature through access to the outdoor terraces and connecting Sky Koen

SNDO debuts with brands tailored to community needs and lifestyle innovations

In response to the daily needs of the Kai Tak residents, the B1 Food Hall will showcase over 40 food brands spanning across multiple categories such as a dedicated hot food zone, sushi and sashimi, confectionary, a Japanese bakery, health and wellness products to daily essentials. With a ceiling height of 4.1m and designated spaces that will host activities such as wine tastings, on-the-spot dining and food promotional activities, customers can take their time to enjoy different delicacies and more fully immerse themselves in food cultures.

Freshmart+ will collaborate with nearly 20 Japanese prefectural governments, progressively introducing signature products and cultural activities from Kyoto, Ishikawa, Hokkaido, Miyazaki, Niigata, Aomori, Hyogo, Wakayama, Kumamoto, Tottori, Tokushima, Kagoshima, and Okinawa. Shops will also offer fresh ingredients, curated snacks, confectionery, and health food, while the “EAT-to-GO” concept provides convenient dining services. Designed as a miniature Japan, the level delivers immersive culinary and entertainment experiences for both local residents and visiting guests.

SNDO READS, is East Kowloon’s largest lifestyle bookstore, spanning 20,000 sq. ft. More than a bookstore, it is a sunlit sanctuary that invites visitors to slow down, reconnect with their mind, and discover endless possibilities in daily life. Like a seasoning for everyday living, SNDO READS interweaves art, literature, and daily aesthetics into a warm and resonant experience. Open spaces, sunlight and curated international playlists create a soothing refuge from the city’s hustle. Books and artisanal items inspire connection, evoking daily joy in a calming setting.

SNDO READS features a rich array of curated zones, including the Japanese zone, Children zone, Art and Lifestyle sections and Magazine Area etc. Forums, themed events, and workshops will be held regularly, serving as a stage for brand pop-ups and product launches, allowing reading to extend into lifestyle inspiration naturally.

The first phase also welcomes Xiaomi on the ground floor, its first store in in East Kowloon that combines retail and service; and the opening of agnès b.’s brand-new concept store on the first floor brings together fashion, the popular b.CAFÉ and b.FLEURISTE floral shop. This modern and captivating leisure space embodies the brand’s signature French elegance and offers a comprehensive lifestyle experience — from the latest in fashion and artisanal coffee and desserts to exquisite floral art creations. Upcoming launches also include BYREDO, Marc Jacobs, TUMI, and other premium brands.

Hong Kong’s first official THE GUNDAM BASE HONG KONG will open subsequently, showcasing a lineup of iconic mechas, exclusive models, and limited-edition items, accompanied by exhibitions and dedicated events. Stay tuned for further announcements.

For dining, SNDO will progressively introduce a curated selection of food and beverage brands on upper levels starting this season. Among the highlights is Foodhall by GG, a brand-new culinary destination located on the 12th floor. With over 200 seats and 10 distinctive dining concepts—most of which are debuting for the first time—this vibrant food hall elevates the gastronomic experience with fresh and innovative offerings. Spanning a diverse range of price points and cuisines, these additions will cater to the leisure and lifestyle needs of Kai Tak, establishing it as a destination for shopping, dining, and entertainment.

New “The Twins Rewards” membership program launch

As The Twins evolves into a one-stop integrated retail, lifestyle and entertainment destination, the new loyalty program, “The Twins Rewards” is now live. East Kowloon’s premier multi-functional exhibition and entertainment space

Tower I features the multi-purpose exhibition space “TT SITE”, spanning up to 22,000 sq. ft., where prominent public and private events have been hosted during the past year, including YOASOBI Live 2024 Pop-up Store, The Twins x One Piece 25th Anniversary Memorial Event and Exhibition, Hong Kong Shopping Festival 2025 Launch Ceremony, and Attack on Titan Exhibition FINAL ver. HONG KONG. Tower II will feature the 22,000 sq. ft. “TT HALL”, which includes five distinct spaces capable of hosting diverse events simultaneously. This state-of-the-art facility is set to redefine immersive experiences in popular entertainment, ranging from black-box exhibitions and film screenings to concerts and interactive theatre productions.
